A designer spends real hours on every house, and a small fee keeps the queue for agents who are actually closing. It isn't an extra cost: it comes straight off the model price. If the render isn't right, tell us what to change — revisions are unlimited and free. If you walk away, nothing is built and the $99 is all you've spent.

The IRS caps business-gift deductions at $25 per recipient per year — that surprises a lot of agents. Branded marketing materials are often treated differently from gifts. We're not accountants: ask yours, and we'll give you an itemized invoice either way. What we won't do is invent a tax theory for you.

That's exactly why it stays on the mantel — with your name attached to the memory of who gave it.
A closing gift given as a genuine thank-you, with no strings attached, is normal practice. What creates problems is tying gifts to referrals or future business. Our volume pricing is based on how many you buy — never on referrals. If your brokerage caps gift values, ask us — dimensions are customizable, and a smaller complete house can be quoted to fit your cap.
